3.3.2 Job Purpose & Overall Contribution
Overall Job Purpose:To ensure their is efficient, timely and high quality execution of all construction
projects undertaken by SAIF Properties. The Construction Manager is responsible for coordinating and
supervising on-site activities ensuring seamless communication and collaboration between consultants,
contractors and internal teams. The role focuses on achieving project objectives within budget and schedule
constraints maintaining compliance with design specifications, safety standards and regulatory requirements
and ensuring cost effective and quality driven material selection and construction methodologies.
3.3.3 Key Result Areas (KRAs)
Key Result Areas define the critical outcomes for which this role is accountable, contributing directly to
the overall success of SAIF Properties' construction projects.
- Project Execution & Compliance: Ensuring projects are implemented according to plans,
specifications and consultant instructions.
- Quality & Cost Optimisation: Achieving high-quality construction while ensuring cost-
effectiveness in material selection and project execution by developing master schedule and cost
plan.
- Stakeholder Coordination & Communication: Facilitating effective communication and
collaboration between all project stakeholders (consultants, clients, contractors, suppliers, site
team, Construction Manager).
- Supplier & Material Management: Overseeing the selection, analysis and management of
construction suppliers and materials.
- Project Planning & Reporting to the Project Manager: Contributing to project planning and
providing accurate, timely reports on project progress.
- Directs and Coordinates constructions activities on site.
- Supervises subcontractors and site supervisors.
- Ensure Health and Safety Compliance on site.
- Manage construction Schedule (daily, weekly and monthly targets).

- Site Direction & Coordination
o Direct and coordinate all on-site construction activities to ensure efficient execution of
project works.
o Oversee daily site operations and ensure tasks are prioritised according to project goals
and schedules.
- Planning & Strategy:
o Prepare monthly project plans and assess their implementation.
o Plan ahead of time for project activities and resource needs.
Material & Supplier Management:
o Advise on the selection of construction suppliers and materials, focusing on cost-
effectiveness and quality.
o Analyse supplier quotations and technical proposals to recommend optimal choices.
o Confirm and follow up on the progress of weekly materials on site, ensuring suppliers and
subcontractors are performing work as per the agreement.
- Quality Control & Assurance:
o Ensure adherence to programmed material usage and overall quality control.
o Conduct design checks and calculations to ensure accuracy and structural integrity. Ensure
compliance with consultant instructions and approved drawings throughout the project
lifecycle.
- Reporting & Documentation:
o Prepare monthly reports in conjunction with the site team, evaluating progress and
assessing implementation.
o Create and maintain organised folders for all project documentation.
- Problem Solving & Technical Support:
o Solve construction technicalities and address challenges that arise during project
execution.
o Explain project processes to clients and address their concerns.
- Site Direction & Coordination
o Direct and coordinate all on-site construction activities to ensure efficient execution of
project works.
o Oversee daily site operations and ensure tasks are prioritised according to project goals
and schedules.
- Supervision & Workforce Management
o Supervise subcontractors, site supervisors and on-site personnel to ensure accountability
and performance.
o Conduct regular coordination meetings, review progress and implement necessary
corrective measures.
o Foster teamwork, motivation and a positive work culture among site staff.
- Health, Safety & Environmental Compliance
o Ensure full compliance with health, safety and environmental regulations on-site.
o Conduct safety inspections, risk assessments and toolbox talks to promote a safe and
compliant work environment.
o Take immediate corrective action on any unsafe conditions or practices.
- Construction Scheduling & Progress Tracking
o Develop, manage, and monitor daily, weekly, and monthly construction schedules to
achieve milestones and deliverables.
o Coordinate with project planners to update and adjust schedules as needed.
o Identify potential delays or risks and implement mitigation strategies to maintain project
timelines.

- Monthly: Preparing monthly reports in conjunction with the site team; evaluating progress;
preparing monthly plans and assessing their implementation.

specifications; ensuring work-based payments are processed.
